Residential gutter cleaning in Gainesville, GA
Gainesville has more kinds of houses than almost anywhere else we work. Victorian and neoclassical homes on Green Street, a 1920s mill village at Chicopee, post-war neighborhoods north of downtown, and lake subdivisions off Browns Bridge Road that are still being built. Each one has its own gutters and its own trees. Alexus Gutter Cleaning drives over from Cumming to clean them the same careful way: by hand, section by section, with the water running before we leave. We are part of the AlexUS Service family and we quote by home size.
Gainesville's neighborhoods, gutter by gutter
Start downtown. The Green Street and Brenau historic district runs about half a mile along Green Street and the side streets around it, Candler, Park, and Brenau, and the houses there date from the late 1800s into the early 1900s. They have tall roofs, long gutter runs, and the oldest shade trees in Hall County standing over them. The magnolias and white oaks on those lots drop leaves that are thick and slow to rot, and a magnolia leaf in particular lies flat across the gutter like a lid. Just north, Bradford-Ridgewood and the other post-war streets between downtown and the Lake Lanier trails are smaller homes on lots that have grown big oaks and pines since. Four miles south, Chicopee was laid out in 1927 as a planned mill village, and its brick cottages have modest rooflines but mature trees and, in many cases, gutters that have been patched for decades. Then there is the lake side. Cresswind at Lake Lanier, the 55+ community off Browns Bridge Road in 30504, and the subdivisions around McEver Road and Mundy Mill Road are newer construction with younger trees, but wind across Lanier carries leaves and needles well beyond the shoreline lots. Pines, oaks, hickories, and sweet gums are everywhere in Hall County, and the mix on your own lot decides what we pull out of your gutters.
Hand-cleaning, including on historic homes
A gutter on a Green Street house might be a half-round that has hung there for a very long time, and it deserves more care than a modern seamless aluminum run. We treat every Gainesville home the same way, but we slow down on the old ones. Tarps go over the plantings, the ladder goes on stabilizers so it never bears on the gutter, and we clear each run by hand into a bucket rather than scraping with a tool that can scratch the finish or catch a seam. On a house with a steep roof and a deep overhang, we work from the ladder along the full run rather than walking the roof. Leaves, magnolia pods, acorns, pine straw, and the compost layer underneath all come out. We flush each section with a hose afterward and watch for standing water, which on an old half-round usually means a hanger has let go. On newer lake homes the job is quicker, but we still rinse and test every run and every downspout. On the Chicopee cottages, where the gutters are short but often fastened to fascia that has been painted many times, we go gently on the hangers. Everything we remove is bagged and taken away, and we tidy any debris that reached the ground.
Downspouts and the Hall County clay
Gainesville sits on the same red clay as the rest of North Georgia, and clay does not absorb a downspout's worth of water in a hurry. When a downspout is blocked and the gutter spills over, the water lands beside the foundation and stays there. On an older in-town house with a crawl space, that shows up as damp and musty air under the floor. On a newer lake home with a finished basement, it shows up as a wet corner of carpet. So every cleaning includes testing and clearing the first two downspouts, with any beyond that at $25 each. We run water from the top and, if it backs up, break the clog loose with a snake or pull the elbow apart and dig it out. Magnolia leaves and sweet gum balls are the common plugs here, with pine straw binding them together. Once it flows, we look at the discharge. Downspouts on the historic houses often end in a short elbow a few inches from the foundation, which was fine when the yard graded away and is not fine now that it has settled. We will suggest an extension or a splash block where one is missing. Where a downspout feeds a buried drain, we test whether the line is actually carrying water away, and tell you if it is not.
Lake Lanier homes and the Cresswind side
The west and south edges of Gainesville run along Lake Lanier, and lake homes clean differently from in-town ones. Many are built down toward the water, with a walk-out level that puts the lake-facing gutters two or three stories up while the street side is a single story. We bring the ladder that side needs and charge the three-story surcharge of $75 only when there is a genuine third story to reach. Wind off the lake loads one side of the roof far more than the other, and the lakeward gutters often hold a wet mat of leaves and needles while the street side looks clean from the driveway. Cresswind at Lake Lanier, the active-adult community off Browns Bridge Road, has newer homes on smaller lots, but the tree cover around the community and the wind off the water still fill gutters faster than the age of the houses suggests. We work in Cresswind and the other HOA neighborhoods on the lake side regularly and can provide an insurance certificate ahead of time if the association asks. For owners who are at the lake only part of the year, we can clean while you are away and send photos of the finished gutters and anything we noticed.
A Gainesville cleaning calendar
Two visits a year keep most Gainesville gutters out of trouble. The spring one belongs in late March or April, after the pine pollen has rinsed off and before the May thunderstorms, and the fall one in late November or early December, once the oaks, poplars, and sweet gums have finished. Homes under big in-town hardwoods, the Green Street houses and the older streets north of downtown in particular, drop so much leaf in October and November that a single fall visit sometimes comes too early or too late; for those we suggest scheduling toward the end of the drop. Lake homes under pine and lakeside wind do well with a third visit in summer. Our after-storm service starts at $249 for the days when a storm has left gutters spilling and the forecast shows more coming. The bi-annual plan covers spring and fall for a set yearly price and puts you on the calendar before the seasonal rush, which in Hall County starts the first week the leaves turn. If you are not sure what your gutters need, our $79 inspection gives you a written report with photos and a plain recommendation.
Other work we do on Gainesville homes
When a Gainesville gutter needs more than a cleaning, gutter repair, storm damage and guard installation covers resealing, hanger replacement, section replacement, and guard installation. Rates are listed on the price list, and the 2026 cost guide explains how home size, stories, and downspout count add up, which helps when you are comparing a Green Street two-story to a Cresswind ranch.
Gutter cleaning FAQ
Do you come out to Gainesville from Cumming?
Yes. Gainesville is part of our regular Hall County route, and we schedule it alongside Flowery Branch and Buford so there is no travel charge. We cover the city and the lake neighborhoods around it, including Cresswind and the Browns Bridge Road side.
Can you clean the gutters on a historic Green Street house?
We can, and we take extra care doing it. Older half-round and sectional gutters get hand-scooped from a stabilized ladder rather than scraped or blasted, and we flush gently. Anything loose or leaking gets photographed and quoted separately rather than fixed on the spot without asking.
What will gutter cleaning cost on my Gainesville home?
Homes up to 2,000 square feet are $175. Most Gainesville houses between 2,000 and 3,500 square feet fall between $200 and $250, and larger homes run up to $350. A walk-out lake home with a true three-story side adds $75, and downspouts beyond the first two are $25 each.
How often do lake homes near Browns Bridge Road need cleaning?
Usually three times a year. Wind off Lake Lanier piles leaves and needles into the lakeward gutters faster than the calendar alone would suggest, so a summer visit between the spring and fall cleanings keeps them flowing through thunderstorm season.
Do you work inside Cresswind and other HOA communities?
Yes. We clean in Cresswind at Lake Lanier and the other HOA neighborhoods on the lake side of Gainesville, and we can send a certificate of insurance to the management company before the visit if they require one.
